Quick Answer

Why does the outside of a Cypress home get dirty so fast?

Mildew is most of what you are seeing. It is a living growth, not just dirt.

  • Houston is wet. Houston Intercontinental averages 51.84 inches of rain a year.
  • It stays warm. The annual mean temperature is 70.5 degrees, so growth rarely stops.
  • Shade makes it worse. North walls and spots under trees stay damp the longest.

A Purdue Extension guide notes mildew "grows most extensively in warm humid climates." That describes Cypress well.

Mildew or Dirt? A Simple Test

The same Purdue Extension guide on house paint discoloration gives a simple test. Put a drop or two of household bleach on the dark spot. Mildew will usually bleach out in one or two minutes.

If it bleaches, it is growing. Plain water pressure moves it around, but it comes back quickly. It needs the right cleaner to kill it first.

Pressure Is a Tool, Not the Goal

More pressure is not always better. Each surface on your home takes a different approach, and too much force does real damage.

  • Siding and painted trim. Gentle, low pressure washing with a cleaner. High pressure can force water behind lap siding.
  • Brick and stone. Sturdy, but old mortar joints can erode if blasted up close.
  • Wood fences and decks. Too much pressure raises the grain and leaves fuzzy, scarred boards.
  • Concrete driveways and walks. These can take more pressure and a surface cleaner for even results.

Washing Before Painting Is Not Optional

Purdue's guide is direct: before repainting, "the mildew must be killed, or it will grow through the new paint coat." Paint rolled over live mildew fails early. Every exterior job we paint starts with a proper wash.

What We Actually Do

  1. Walk the property. We check each surface, look for loose paint or soft wood, and note plants to protect.
  2. Protect the area. Outlets, lights and landscaping get covered or rinsed before and after.
  3. Apply the cleaner. Mildew and algae are treated so they are killed, not just knocked loose.
  4. Wash with the right pressure. Low pressure for siding and painted areas. More only where the surface can take it.
  5. Rinse and let it dry. If painting follows, the surface must dry fully first.

Washing on Its Own, or Before Paint

Many homeowners just want the house clean again. That is a fine reason to call. If the paint is already chalking or peeling, washing will show it. In that case, see our exterior house painting service.

Washing is also the first step before siding painting, fence painting and staining and deck staining. We can do both in one visit.

What to Expect on Wash Day

Most homes take part of a day. We will ask you to close windows and doors and bring pets inside while we work.

Plants near the house are rinsed with clean water before and after the cleaner goes on. Outdoor furniture and grills get moved or covered.

Water will run off the surfaces for a while, and the siding may look darker until it dries. That is normal. If paint is scheduled next, we wait until everything is fully dry before any primer goes on.

Before we leave, we walk the house with you. If the wash showed peeling paint, soft wood or failed caulk, we point it out so nothing surprises you later.

Frequently Asked Questions

How often should I pressure wash my house in Cypress?

Many homes here benefit from a wash every year or two. Shaded walls and north sides grow mildew faster. If you see green or black streaks returning, it is time.

Will pressure washing damage my siding?

It can if the pressure is too high. We use low pressure and a cleaner on siding and painted surfaces. Higher pressure is saved for concrete.

Is the green on my house mold or dirt?

Try a drop of household bleach on a spot. If it clears in a minute or two, it is mildew. That needs a cleaner that kills it, not just water.

Should I pressure wash before painting?

Yes. Paint over mildew or dirt fails early. Every exterior paint job we do starts with a wash and full drying time.

Do you wash fences, decks and driveways?

Yes. Wood gets a gentler approach so the boards are not scarred. Driveways and walkways can take more pressure for an even clean.
